Welcome to N&D Stay With Me (“we”, “us”, “our”). By using our website or booking our serviced accommodation, you agree to these Terms and our Privacy Policy.
1. Definitions

Guest / You / Your — the individual making the booking and responsible for all occupants included in that booking.

Property — the serviced accommodation assigned to your reservation.

Booking Confirmation — the email confirming your stay details once payment is received and pre‑verification is completed.

Licence to Occupy — a temporary right to use the Property for the agreed period. This is not a tenancy but a short‑term occupancy agreement between the Guest and the Provider.
2. Contract of Hire
These Terms, together with your Booking Confirmation, Privacy Policy, and House Rules, form the contract between you and us.
A booking is fully confirmed once reservation full payment is processed, followed by guest ID verification and security deposit setup. Booking confirmation e-mail will be sent upon completion and guest will receive all relevant check-in instructions.
By booking, you acknowledge this is a licence to occupy, not a tenancy.
3. Website / Platform Use (UK)
By accessing or using our website/Platform, you agree to follow these Terms and our Privacy Policy. Do not use the site for unlawful or unauthorised purposes (e.g., hacking, uploading malware, transmitting illegal content). We may suspend or terminate access if misuse occurs.
Our website is provided “as is” and “as available”. While we aim to keep it running smoothly, we cannot guarantee it will be error‑free, uninterrupted, compatible with all devices, or always up to date.
We are not responsible for issues caused by third‑party websites linked from our Platform or third‑party software/hardware used with the Service. Please review third‑party terms and privacy policies when you leave our site.
4. Booking, Payment & Confirmation
You must be 18+ to book. We do not permit anyone under the age of 18 to stay without a parent or legal guardian. All guests under 18 must be accompanied by an adult for the full duration of the stay.
Bookings are subject to availability and confirmed by Booking Confirmation email.
Full payment (or required deposit) must be received to secure the booking.
Payments must be made using approved methods; failed or late payments may result in cancellation.
5. Guest Verification & Security
The main guest (booker) must complete verification and provide a valid government‑issued photo ID before check‑in.
If verification is not completed or fails, we may refuse or cancel the booking (which may be non‑refundable depending on the policy shown at booking).
6. Security Deposit (Refundable)
A £250 refundable security deposit is required prior to check‑in.
It covers damage, loss or excessive cleaning.
We never store full card details. Your deposit is securely held for the length of your stay.
Deposits are refunded within 3–5 working days after check‑out if no issues are found (some bank timelines may vary).
7. House Rules & Guest Obligations
Guests are expected to follow basic property guidelines to ensure a safe and respectful stay:

Respect the property and neighbours at all times; disruptive behaviour, parties, or events are not permitted.

Only registered guests may stay overnight; do not exceed the occupancy stated in your booking.

Keep the property clean and tidy and dispose of rubbish responsibly.

Use the property for residential purposes only unless authorised in writing.

Follow all additional house rules provided before arrival.
Failure to comply may result in termination of the stay and additional charges for damages or extra cleaning.
8. Check‑in / Check‑out & Housekeeping

Check‑in and check‑out times vary by property. Please refer to your Property Description or Booking Confirmation for exact times.

Weekly housekeeping is included for longer stays, as outlined at the time of booking.

Additional housekeeping can be arranged as a pre‑paid service unless stated otherwise in your Agreement.

Extensions are subject to availability and must be paid in advance.
9. Cancellations & Refunds
You may cancel free of charge within 14 days of booking and before check‑in by emailing info@nd-guesthousing.com with your booking details.
Bookings cancelled less than 14 days before check‑in are non‑refundable.
Once a stay has commenced, no refunds are provided.
Approved refunds are processed to the original payment method within 5–10 business days (bank/card provider times may vary).
10. Emergency, Health & Safety
Follow all emergency procedures, fire exit instructions, and safety guidance provided.
You are responsible for your own safety and that of accompanying guests.
We are not liable for accidents or injuries caused by your negligence or failure to follow safety instructions.
11. Limitation of Liability (UK)
To the fullest extent permitted under UK law:
We are responsible only for losses that are a direct result of our actions.
Our maximum liability for any claim relating to the use of our website or booking system is limited to the total amount you paid us for your booking, or £100 if no payment was made.
We are not responsible for losses we could not reasonably foresee, including loss of income, profit, data, or business interruption.
Nothing in these Terms excludes or limits our responsibility where the law requires us to be responsible, including for death or personal injury caused by our negligence.
12. Guest Belongings & Insurance
We are not responsible for loss, theft, or damage to personal belongings, except where required by law.
Guests are responsible for their own travel or personal property insurance.
We hold Public Liability Insurance appropriate for our business.
13. Access to the Property
To ensure the property remains safe, well‑maintained, and fully functional, authorised staff may need access for essential maintenance, inspections, or urgent issues. We will always provide reasonable notice whenever possible, and any visits are carried out with respect for your privacy and comfort. In rare emergency situations, immediate access may be required to protect guests or the property.
14. Links to Third‑Party Websites
Our Platform may include links to external websites. We are not responsible for their content or privacy practices, nor for any loss or damage arising from their use. Please check third‑party terms and privacy policies.
15. Force Majeure
We are not liable for delays or failure to perform due to events beyond our reasonable control (e.g., natural disasters, pandemics, strikes, utility failures). We may cancel or reschedule bookings in such cases and, where possible, offer a refund or alternative at our discretion.
16. Privacy & Data Protection
We process guest data (including ID and payment information) in line with our Privacy Policy. By booking, you consent to data collection for security, verification, and compliance purposes. Please read our Privacy Policy to learn how we use your data. We comply with UK GDPR and the Data Protection Act 2018. We follow all data protection requirements set by the Information Commissioner’s Office (ICO).
17. Dispute Resolution

18. Governing Law & Jurisdiction
These Terms are governed by the laws of England and Wales, and disputes are subject to the exclusive jurisdiction of its courts.
19. Changes to Terms
We may update these Terms from time to time. Updated versions will be posted with a revised “Last updated” date. Continued use of our services constitutes acceptance of updated Terms.
