Welcome to N&D Stay With Me (“we”, “us”, “our”). By using our website or booking our serviced accommodation, you agree to the following Terms and Conditions. Please read them carefully.
1. Definitions
Guest / You / Your: the person making the booking and all occupants.
Property: the serviced accommodation booked.
Booking Confirmation: the email confirming your stay details.
Licence to Occupy: temporary right to use the Property for the agreed period.
2. Contract of Hire
These Terms and Conditions, together with the Booking Confirmation, Privacy Policy, and House Rules, form the contract between you and us.
A booking is confirmed once we send the Booking Confirmation and receive payment.
By booking, you acknowledge that this is a temporary licence to occupy the Property — it is not a tenancy.
3. Website Use
Accessing or using our website constitutes agreement to these Terms.
You must not use the website for illegal or unauthorised purposes, including:
Hacking or attempting to access secure areas
Uploading malicious software
Transmitting illegal content
We may suspend or terminate access if misuse occurs.
4. Guest Verification & Security
All guests are subject to a verification process for security purposes.
Main guest (the booker) must provide a valid government-issued ID before check-in.
Failure to pass verification may result in booking refusal or cancellation without refund.
5. Security Deposit
A £200 refundable security deposit is required prior to check-in.
This covers damage, loss, or excessive cleaning.
Deposits are refunded within 3–5 working days if no issues are found. We reserve the right to request additional charges if any damages found that exceed the damage deposit amount.
6. Booking, Payment & Confirmation
Bookings are subject to availability and confirmation via email.
Full payment or deposit must be received to secure the booking.
Standard check-in is from 4:00 PM and check-out by 10:00 AM, but this may vary depending on the booking package or length of stay.
Payment must be made using approved methods; failed payments may result in booking cancellation.
7. House Rules & Guest Obligations
Guests must:
Comply with all House Rules provided at booking or check-in.
Not engage in illegal activities including drug use, illegal parties, harassment, or criminal conduct.
Only occupy the Property up to the maximum number of guests specified.
Respect neighbours and keep noise at reasonable levels.
Not smoke indoors unless explicitly allowed.
Only bring pets with prior written consent.
Dispose of rubbish responsibly and maintain the Property in a reasonable condition.
Not sublet or use the Property for commercial purposes unless authorised.
Failure to comply may result in termination of stay without refund.
8. Check-in / Check-out & Housekeeping
Check-in and check-out times may vary depending on the booking package or length of stay.
Long stays include housekeeping services as specified at booking.
Guests may request extensions to their stay; extensions are subject to availability and payment.
9. Cancellations & Refunds
Guests may cancel free of charge within 14 days of booking before check-in by emailing us.
Bookings cancelled less than 14 days before check-in are non-refundable, as reserved dates are set exclusively for the guest.
Once a stay has commenced, no refunds are provided, as services have been rendered.
Approved refunds will be processed to the original payment method within 5–10 business days. Processing times may vary depending on your bank or card provider.

10. Emergency & Health & Safety
Guests must follow all emergency procedures, fire exit instructions, and safety guidelines provided.
Guests are responsible for their own safety and that of accompanying occupants.
We are not liable for accidents or injuries caused by guests’ negligence.
11. Insurance
Guests are responsible for obtaining their own travel or personal property insurance.
We hold public liability insurance but are not responsible for loss, theft, or damage to guest belongings.
12. Force Majeure
We are not liable for events outside our reasonable control (e.g., natural disasters, pandemics, strikes).
We may cancel or reschedule bookings due to such events, and refunds or alternatives will be offered at our discretion.
13. Liability
We are not liable for loss, theft, or damage to personal property except where required by law.
Guests are responsible for their belongings and ensuring adequate insurance.
We are not responsible for disruptions caused by third parties or local events.
14. Access to Property
We may enter the Property for maintenance, inspection, or emergencies, giving reasonable notice when possible.
In emergencies, immediate access may occur without notice.
15. Privacy & Data Protection
Guest data, including ID and payment information, is processed according to our Privacy Policy.
By booking, guests consent to data collection for security, verification, and compliance purposes.
16. Dispute Resolution

to resolve disputes amicably before pursuing legal action.
If necessary, disputes will be subject to mediation or resolved in the courts of England and Wales.
17. Governing Law
These Terms and Conditions are governed by the laws of England and Wales, and all disputes are subject to the exclusive jurisdiction of its courts.
18. Changes to Terms
We may update these Terms at any time. Updated versions will be posted with a revised “Last updated” date. Continued use of our services constitutes acceptance of updated Terms.
